Professional Services and Fees

 

We can manage all aspects of a project for our clients, from earliest sketch stage, through to post-completion. Clients can choose from three different fee structures: fixed quote, percentage fee, or our very competitive hourly rate. Our specialty is to deliver projects on budget and on time.

 

Getting a professional's input early adds quality to your home improvement or new house. We produce a design concept which considers energy efficiency, cost effective materials, design trends and environmental considerations, all in accordance with your priorities.This adds up to greater enjoyment and resale value of your home.

 

By involving us in design and working drawing stages, and then shopping around, you can be confident that all builders are quoting on the same job. Selecting this option normally saves thousands of dollars, which often pays for all architectural costs, and can produce a better quality, trouble-free project.

 

When drawing up an extension for approval, we can provide a fixed fee quote. For open-ended tasks, such as design and building budget advice, we charge a very competitive rate of only $200 for initial consultation (1 hour) and $60 for each additional hour.

 

After designs and working drawings have been completed, we can approach builders whose quality is known, or offer your project to builders via competitive tender for an "open market price". We then observe and report on construction, for quality control, smooth-running and cost control. Full architectural service includes managing the project for you, from earliest sketch plan stage, through to completion. It includes sketch plans, budget cost estimates, all "architect-quality" working drawings, handling of all surveys and certifications required by building authorities, detailed specifications, contract documents, architect’s periodic inspections, checking of progress claims, and responsibility for the project after completion. Fees for such full architectural service are from only 8% of the cost of work. We can often save you up to 10% on building costs by calling competitive tenders for your project to ensure that you get fair value for money.

 

For commercial projects we can prepare a total consultancy package based on a percentage of the cost of work ('works as executed'). This may include all sketch plans, budget cost estimates, drawings for tendering, detailed specifications, contract documents, architect’s periodic inspections, checking of progress claims, allowances for site survey, soil classification, structural design, engineer's inspections, and architect's responsibilities for the project after completion. The only items to complete the commecial project will be approvals and building contract.

 

Heritage advice and archaeology are generally time-charged, but we are also happy to provide fixed quotes.

Sample Project: Adaptive reuse of a 19th century parish hall
 
The following project example of adaptive reuse of a 19th century building was for our client, the new Hennessy College at Young, NSW. Previous plans to demolish the old building because of its old age, cracked walls and gloomy interior, were shelved.

Instead, our client capitalised on the opportunity of making this heritage building a signature for the school. Instead of paying for demolition, the old hall was converted into a new College art department. Features include a bold new colour scheme, huge pinboard display gallery for student works, repolished floors, custom-desgined joinery, improved lighting, new roof and freshly repainted exterior.

This is now an exemplary art teaching facility, with new graphic art areas, ceramic and print-making facilities.
